1.1 Background
During the recent years, investments in the real estate sector have turned out to be the driving force of Chinese economy. Every year, the real estate investments in China have been rising by 20 per cent during the period of 1999 till 2006. In 2006, the real estate business in China contributed to 9.2 per cent in the country's GDP (National Bureau of Statistics of China, 2007). The real industry of estate in China is the third in number in the world ranking of global real estate spendings and it will be becoming second after the United States soon and being to the first place (Ling and Lim, 2007).
尽管中国国内生产总值增长率有可持续性的说法,这种理论是假设在任何动荡或不稳定的情况下,中国仍然需要更多的基础设施和设施来维持生产总值,中国房地产行业是损害最小的部门。在中国城市化的过程中,其动态的房地产市场的快速增长,成为中国国民经济的基础。
In spite of the debate about the sustainability of high Chinese GDP growth rate, it is hypothesized that the industry of the Chinese real estate will be the least damaging sector in case of any turmoil or instability since China still requires more basic infrastructures and facilities. The fast increase in the process of urbanization of China and its dynamic market of the real estate have made the Chinese real estate sector to be the foundation of national economy of China.
We have to admit that the real estate is a quite new industry for China which is in its initial stages of development. The Chinese real estate industry is undergoing significant developments along with massive evolutions and transitions in the wake of the latest reforms in the housing living system and the land acquisition policy of China. The hole of real estate market of China is relatively immature in comparison to its western counterpart. The real estate investors in China believe that this immature real estate market will turn out to be very beneficial for them. As a result of such enormous unexpected profits, the real estate investors will not take in to consideration the internal and external risks involved in real estate investments. Due to the gradual increase in the level of maturity of the Chinese real estate market, the opportunities for embracing such huge profits will be decreasing with time. Thus, the Chinese government and the Chinese real estate corporations together should be paying attention to bring sustainability in the market and should also emphasize over how to operate successful real estate corporations.   
The entire real estate sector includes unavoidable risks in its every department. In the absence of an outstanding risk management scheme, the real estate investors will be horrified in dealing and fighting with so many types of risks involved in this business. Moreover, such fears will disturb them and thus, influence their decision in making the right investment. More often than not, they even have to change their business strategies due to these out-of-control risks. The evolving market and business environment, especially the investment environment of the real estate industry of China introduce even more enormous amounts of new risks which should be managed in a very scientific manner by the real estate of China corporations.
